  • Smart has over 20 years of experience managing vacation rental properties. That includes large condo-tel communities with hotel style guest turnover. Our management company is uniquely poised to handle both board responsibilities and rental management. Our rental program includes intelligent features like dynamic pricing, integrations with nearly every major booking website, online marketing with SEO, and more. We contract with local housekeeping teams, maintenance persons, and quality control teams to ensure your condo-tel is run efficiently.

  • We understand there will be a learning curve when your board signs on. Our team will host group education sessions to teach the ins and outs of our management software. We are always available for one-on-one sessions when members need additional help. Simply schedule a meeting using our support system, and we'll address any questions or concerns directly!

  • Smart will assist with locating a contractor fit for the job. It is our standard policy to obtain at least 3 quotes from qualified, licensed, and insured professionals. The board can choose one of our options, or provide the contractor of their choice.

  • We know how important support can be, no matter the time or day. Smart provides an after-hours emergency hotline to assist callers with unforeseen issues like leaks, AC, lockouts, and more. Whenever our office is closed, the emergency line is active. This provides boards with 24/7 support coverage!


Homeowner Questions

  • Simply login to your Smart portal to easily submit a request!

  • Login to your Smart portal and locate the document section. From there, you can download any document you need!

  • Assessments and dues are set by your community board. If a change is made, you’ll be notified by mail and/or email. At that time, you can review upcoming changes.

  • While Smart might be present to take detailed minutes, your community board schedules all meeting dates and times.

  • If you’re an absentee owner, it is important to keep your contact information up-to-date. Simply log into your Smart portal to change your contact details.

    With this information, we will send you community updates, minutes, voting ballots, and more.


Making Payments

  • Homeowners can easily pay their balance through their Smart portal!

    Online Payment Methods:

    • eCheck

    If you’d prefer, you’re welcome to mail or hand deliver a check or money order to your on-site manager or our local branch office.

  • Smart supports multiple payment methods for ultimate convenience. Below is the most up-to-date list of convenience fees.

    • ACH / eCheck: $1.95

    • Credit Card: 3.25% + 50¢

    • Debit Card: 3.25% + 50¢

    There are no fees associated with mailing or hand-delivering checks or money orders.
